Roof Age and Florida Home Insurance: the key distinction

Florida law restricts declining a homeowners policy solely because a roof is under 15 years old. It also provides an inspection route for older roofs.

For an older roof, the statute restricts refusal solely because of age when an authorized inspection shows at least 5 years of useful life remaining.

BEFORE YOU DECIDE

Condition still needs its own review

An age-related protection does not resolve every underwriting question. Ask what condition concerns or missing records are behind a request before deciding that full replacement is the only next step.

A PRACTICAL NEXT STEP

Build a useful roof file

Tallahassee’s Growth Management applications and forms list includes a dedicated roofing permit application.

  • Permit and completion information for installation or replacement.
  • Contractor invoices and descriptions of repairs.
  • Inspection findings and supporting photographs.
  • The complete written notice or request from the insurer.
GOOD QUESTIONS TO ASK

Ask before ordering another inspection

Confirm the inspector qualifications, report format, and supporting documentation the reviewing carrier requires. Avoid relying on a generic roof-age cutoff from an old article.

THE DETAILS MATTER

Age is one question among several

A roof installation date helps frame the request, but it is not the whole condition review. Collect the permit, contractor invoice and any inspection information already available. Explain whether repairs involved the entire roof or only part of it. Ask which information the insurer needs and whether an existing report can be used before paying for a new inspection.

BEFORE YOU DECIDE

Read the request before ordering work

If an insurer sent a letter, bring the complete document and its deadline into the call. A request for documentation is not necessarily a demand for a replacement roof. Ask what the letter actually requires, who may provide an inspection and how the result should be submitted. Do not infer eligibility solely from a statutory age reference or a neighbor’s renewal experience.

A PRACTICAL NEXT STEP

Keep settlement and eligibility separate

Whether an insurer will consider the home and how a covered roof loss would be settled are different questions. Review deductible and settlement provisions alongside the roof information. Ask whether the proposed quote differs from the existing policy in either respect. Keep the final report and coverage documents together so later renewals can be reviewed using the same factual record.
